Why are all the nice views taken by parking buildings in Auckland, same happened on Park Rd next to the hospital. That Lumsden Green site would be ideal for apartments and would also make the park feel safer at night.
Agreed. There’s a wonderful row of restaurants out of shot to the left of the photo, always busy, with tables spilling out onto a wide pavement (and no traffic). Very reminiscent of The Strip in Christchurch pre-earthquakes. Would be great to finish off the space by activating the edge along the ground floor of this building.
It depends on the hight of the floors. Car parking buildings are usually made with stud heights only a little over two metres to squeeze in as many floors as possible, which makes them useless for just about anything else.
It wouldn’t be too hard to green up the facade to at least screen the cars. Nice examples happening in Sydney on some of the taller buildings in the CBD. Essentially climbers in planters and a bunch of wires running up the building. Agree with the comments about the lack of human space on the building. People watching people – a world wide sport…

Why they haven’t refitted the ground floor fronting the park for retail and hospitality, I don’t know.

Stunning views from the top of this building too, all over the Orakei basin. Funny how we’ve hidden public views from all our town centers.
Don’t car-fronts look ugly, viewed at an angle such as this. Just like a row of malevolent faces, snarling down at you :-()
